The past few years have seen an influx of unique and innovative hotels cropping up across the country, and there are a handful that have become All Roads North favorites right away. From a reimagined 20th-century estate in New Jersey’s countryside to a beachfront hotel in the heart of Santa Monica, a Southern Gothic gem in downtown Savannah to Auberge’s newest resort on South Carolina’s John’s Island – here is a handpicked shortlist of our favorite new hotels, ranches and resorts.
1. Hotel Bardo
SAVANNAH, GEORGIA
Opened in early 2024, Hotel Bardo has since earned a small cult-following as it found its home in the 19th-century Southern Gothic mansion situated on Savannah’s oldest park Forsyth Park. Playful and quirky, but with a personality reflecting its strong Southern heritage, the 149-room property was brought to life by Atelier Pond. The halls are lined with murals by Vanessa Platacis, rooms are adorned with brass light fixtures and art-deco curves, and the restaurant Saint Bibiana offers up coastal Italian plates – finding the perfect balance between Mediterranean tonality and Southern soul. The geometric deck adorned with pink and white umbrellas and framed by palm trees sees that Hotel Bardo’s pool scene lives up to the hype as one of the most stunning pools in the country.
2. Pendry Natirar
PEAPACK, NEW JERSEY
Located in central New Jersey’s Somerset County, Pendry Natirar is a luxury countryside hotel set within a restored early 1900s mansion, a 10-acre working farm, and the acclaimed farm-to-table restaurant, Ninety Acres. Thoughtfully reimagined by Pendry Hotels, the property marks a welcome departure from the string of lookalike hotels across the region. Days here are unhurried: hike the private nature trails, drop in at Ninety Acres for dishes with ingredients sources directly from the hotel’s farm, or stop in at the nearby colonial-era Gladstone Tavern.
3. Cataloochee Ranch
MAGGIE VALLEY, NORTH CAROLINA
Perched at 4,800 feet on a ridge above Maggie Valley, Cataloochee Ranch has been a Smoky Mountain fixture since the 1930s. After a meticulous four-year restoration, led by the Colquitt family who bought the property in 2020, the beloved high-country property has reopened with a new look and Relais & Châteaux stamp. Historic log cabins have been thoughtfully updated, joined by a striking new lodge and Switchback, the ranch’s signature restaurant serving Appalachian flavors with a touch of European Alpine influence. With 700 private acres bordering Great Smoky Mountains National Park, days here are best spent horseback riding up to Hemphill Bald, hiking around the vast 700-acre property, or enjoying a hearty home-cooked meal around a campfire under these wide open skies.
4. Regent Santa Monica Beach
SANTA MONICA, CALIFORNIA
After more than three decades away, Regent has returned to the U.S. with an exciting new hotel in Santa Monica, just steps from the Pacific Ocean. Following a $150 million transformation of the former Loews Santa Monica Beach Hotel, this flagship property offers 167 spacious rooms and suites, each starting at 720 square feet and adorned with sea-glass-toned rugs, kelp-inspired lighting, and shell-patterned robes. Travelers will find a hand-painted octopus at Orla, where James Beard Award–winner Michael Mina infuses the menu with flavors from his Egyptian roots. This past December, the West Coast’s only Guerlain spa opened on-site.
5. Buckethead Ranch
HAYDEN, COLORADO
Buckethead Ranch is private 16,000-acre ranch located in Colorado’s secluded Elk River Valley, just north of Steamboat Springs, at the foot of the Rocky Mountains. Recently purchased and renovated by the Smith family, Buckethead Ranch offers up an authentic American West experience. Stay in the modernized ranch house or the cozy hard-sided yurt. Try your hand at fly fishing the Yampa River or take a trail ride with a pack out lunch to Maria’s Point. And if you’re wondering where Buckethead Ranch got it’s name, you’ll just have to ask the Smith family themselves—the story is said to be part tribute to ranch matriarch Maria’s boys, part lighthearted reminder that life’s too short to take too seriously.
6. Dunes On The Waterfront
OGUNQUIT, MAINE
After an extensive $10 million renovation, The Dunes on the Waterfront in Ogunquit, a Maine staple for 88 years, quietly reopened last year, offering a polished take on good ol’ fashioned New England coastal vibes. The 12-acre property features 23 whitewashed stand-alone cottages each dressed with sea-green shutters, well lit rooms with cozy modern fireplaces, and a coastal-must-have: screened-in porches open to the sun and sea. Cozy and nostalgic, Dunes on the Waterfront evokes that warm feeling of childhood summers by the shore.
7. One&Only Moonlight Basin
BIG SKY, MONTANA
One&Only Moonlight Basin, the brand’s first U.S. property and inaugural alpine resort, is set to open in Big Sky, Montana, on November 18, 2025. Situated on 240 acres of pristine Montana land, within the Moonlight Basin community, the resort backs into Big Sky Resort and is only an hour north of Yellowstone National Park. Designed by Olson Kundig, the resort features 73 guest rooms and suites, 19 private cabins, and a collection of One&Only Private Homes, plus six dining spots, with a stand out restaurant by chef Akira Back. It’s the perfect basecamp to come back to after long days spent skiing on the mountain or exploring the backcountry of Yellowstone.
8. The Dunlin, Auberge Resorts Collection
JOHN’S ISLAND, SOUTH CAROLINA
Tucked into a bend of the Kiawah River, just 35 minutes from Charleston, this newest addition to the Auberge family trades city fervor for tidal marshes and slow-moving days. Opened in August 2024, the property channels the easy elegance of a lowcountry summerhouse, with designer Amanda Lindroth layering the 52 rooms and 20 suites in four-poster beds, soaking tubs, and vintage birding books. Days here are best spent slowly taking it all in, whether through a naturalist-led kayak trip through the marshlands, an afternoon bike ride beneath the Spanish oaks, or enjoying classic southern cocktails off the porch at Linnette’s.
